John Scott Trotter

Biographie :
In 2019, John Scott returned to Blue Heron Capital (“BHC”) as a Principal. BHC is a real estate private equity firm in Charlotte, NC which he co-founded in 2009 to invest in value-added apartment projects in the Southeast. Since inception, BHC has executed approximately $100 million in transactions, including both purchases and sales. BHC’s investors have realized a 24% internal rate of return with a 2.1x multiple on equity invested. On two of these investments, BHC increased net operating income 81% and 68% respectively. From 2016 to early 2019, John Scott was Vice President of Acquisitions & Dispositions with Charter Properties Inc. (“CPI”), where he became a Partner in 2017. At CPI, he led and executed over $160 million in transactions, including investment sales and financings. In addition, he was also involved in the successful entitlement of approximately 1,000 apartment units. Prior to BHC and CPI, and after completing his MBA, John Scott was a member of the Real Estate and Lodging Investment Banking Group at J.P. Morgan in New York, NY. There, he worked on over $10.2 billion in strategic advisory transactions, on the buy-side and sell-side, and over $8.5 billion in capital raising assignments. Before returning to graduate school, he worked for Branch Banking and Trust Company in Washington, DC as a business lender. John Scott is a full member of the Urban Land Institute (“ULI”), where he is a member of ULI Charlotte’s Capital Markets Council as well as ULI’s Small-Scale Development Product Council (Silver). Previously, he served on ULI Charlotte’s Advisory Board. John Scott joined the Greater Charlotte Apartment Association’s (“GCAA”) board in 2017 and is Vice President of the organization, having previously served as both Treasurer and as Chair of the Government Affairs Committee. In addition, he is also a graduate of the GCAA’s Leadership Lyceum program. Previously, he was on the Board of Directors of the First Tee of Greater Charlotte, where he served as Treasurer and Chair of the Finance Committee and was also a member of the Governance & Risk Management Committee. He is also an usher for Christ Episcopal Church in Charlotte. John Scott holds a BA in Economics and a BA in Spanish from the University of North Carolina, and a MBA from the Kenan-Flagler Business School at the University of North Carolina. He is also a graduate of Leadership Charlotte, a 10-month leadership development program for emerging and existing leaders in Charlotte, NC. He and his wife Katie and are the proud parents of three girls: Rosie (10), Louisa (7) and Boo (3). In addition to spending time with his family, he enjoys playing golf, fishing and traveling.
