May 2009 Twenty-five years before starting his own business, Rick Holt had the extraordinary opportunity to develop his real estate and business acumen with major international corporations. He served as Regional Manager of Real Estate for Xerox, Director of Real Estate for National Gypsum, and Vice President for a Burlington Resources real estate subsidiary. The requirements of these international companies provided rich experience in all types and sizes of real estate transactions, investments, and development projects. The range of projects included port facilities, manufacturing plants, office and industrial buildings, subdivisions, brown field restoration, and mixed-use urban infill. This background provided the professional diversity needed to successfully start a development, construction, and real estate company in Portland, Oregon. Holt & Haugh, Inc. (aka Holt & Everhart, Inc) is known internationally for the development of Fairview Village. Developer of the 95-acre Traditional Neighborhood, Mr. Holt spearheaded the planning and construction of the core area of the City of Fairview, Oregon. Concluding the tenth and final season of construction the Village is complete with three miles of public roads and lanes, 9 public parks, 2 stone bridges, 3 pedestrian bridges, an elementary school, and a pre-school. Also adding to the skyline of the Village is Bally's Total Fitness, Target, the U.S. Post Office, Fairview City Hall, Multnomah County Library, Liberty Credit Union, 205 apartments, 200 residential units, 38 "Main Street" live/work row houses, and 51 carriage houses in a Village Mixed-Use (VMU) format that overlays commercial and residential zoning. This highly integrated development style was implemented through a Special Plan District that was written by Holt & Haugh, Inc and adopted by the City of Fairview. Fairview Village has received the Oregon Governor's Livability Award, the Builders Award from 1000 Friends of Oregon, the National Association of Home Builders' (NAHB) National Sales and Marketing Award, Pacific Coast Builders Conference's 2000 Grand Award: the "Gold Nugget" for Best Community/100 acres and less, Urban Land Institute's 2007 Development of Excellence, and NAHB's 2000 gold award for "Best Smart Growth Community" in America. Mr. Holt has been an invited speaker at national and international gatherings sponsored by NAHB, CNU, PCBC, the Green Building Conference, EPA, University of Texas, Washington State University, American Planners Association, 1000 Friends of Oregon and Washington, and the Local Government Commission. In the fall of 2001, Mr. Holt was invited to be the keynote speaker at the Maui Smart Growth Conference. From that introduction to the islands and with the public invitation of Mayor James Opana, "to come and develop 'Smart Growth' in Maui, the next project was born…Pe'ahi Farms, a 250 acre sustainable agricultural development on the north shore of Maui. In December of 2006 Pe'ahi Farms received its final subdivision from the County of Maui, completed bonding requirements, and entered into a construction agreement with a general contractor. Construction of three miles of roads, storm water systems, private water wells, storage and delivery system, electrical, and landscaping was completed in September of 2008. Of particular interest on the Farm is the dual water system incorporating untreated water for the ranch and treated water for residential using inline carbon filters to avoid using excess chlorine (that would otherwise be required by the State Department of Health). In addition, the developer extended transmission quality power (23K volts) into the site's substation to provide an efficient coupling for the installation of wind turbines, a solar farm, and fuel cell operations to off-set the development's power consumption and provide the potential for excess, pollution-free, production to be sold to the commercial grid without the loss that is often associated with stepping the electricity up from distribution levels (480 volts). Along with managing Holt & Haugh, Inc., Mr. Holt served on the Portland Planning Commission for 7 years assigned to special committees on community design and development and transportation development (TOD) and infrastructure standards for the greater Portland area, is a past member of the McCall Society of 1000 Friends of Oregon (land-use watchdog activists), a charter member of the Portland Cultural Resources Advisory Committee, the Urban Land Institute, and a founding member of the National Town Builders Association. Mr. Holt completed his Bachelor of Science degree at Oklahoma State University and post-graduate work in organic and biochemistry at the University of Texas. He served as a Marine Corps Officer, spending five years in front line fighter squadrons, of which the last three were in Kaneohe, Hawaii as an advanced combat tactics instructor.
