Low-Density Rental Housing in America
Building off the Terwilliger Center's Family Renter Housing and the Attainable Housing reports, this new report will focus on strategies and models for building purpose built single-family or townhome – low- and mid-density rentals. There is an emerging and still undefined spectrum of innovative housing that serves a product want and need between garden apartments and traditional single-family homes.
The report focuses on:
- What are the emerging product types, densities, configurations, etc.;
- What are the economics of what is affordable to build and where, how the product can or cannot compete for land given the land pricing, etc.;
- The emerging economics and investment dynamics – is it profitable? how expensive is it to operate relative to multifamily? are turnover rates/costs different? are there buyers/long-term owners for the project? how are investors considering it as a part of their portfolio?;
- What are the regulatory/policy issues that are emerging in this space.
