Rental housing
Report Summary:

Building off the Terwilliger Center's Family Renter Housing and the Attainable Housing reports, this new report will focus on strategies and models for building purpose built single-family or townhome – low- and mid-density rentals. There is an emerging and still undefined spectrum of innovative housing that serves a product want and need between garden apartments and traditional single-family homes.

The report focuses on:

  1. What are the emerging product types, densities, configurations, etc.;
  2. What are the economics of what is affordable to build and where, how the product can or cannot compete for land given the land pricing, etc.;
  3. The emerging economics and investment dynamics – is it profitable? how expensive is it to operate relative to multifamily? are turnover rates/costs different? are there buyers/long-term owners for the project? how are investors considering it as a part of their portfolio?;
  4. What are the regulatory/policy issues that are emerging in this space.
