She assists clients in every phase of the development process - from site acquisition and strategic planning through development, construction and final sale in the development of real estate with an expertise in multi-family, single-family and senior housing. Ms. Dalman is experienced in working with local, state and federal agencies in obtaining all necessary permits, entitlements and development approvals. She assists clients in obtaining variances, special use permits, planned unit development approvals, rezones and annexations. She regularly negotiates and drafts development and annexation agreements, management agreements and works closely with clients on tax exempt bond financings for real estate projects and tax increment financings. Ms. Dalman has extensive experience advising clients on variety of issues including compliance with the ADA and the FHA, wetlands regulations, stormwater management requirements, endangered species issues, condemnation and impact fees. Ms. Dalman is the chair of GCD's Senior Housing taskforce and has represented clients in the development and redevelopment of continuing care residential communities, 55 and over communities and community based residential facilities. Ms. Dalman is also a member of GCD's Higher Education practice group working with colleges and universities in developing on-campus housing and senior housing.In 2003, Ms. Dalman was named in Real Estate Chicago's "40 Under 40" rising stars in Chicagoland's real estate industry. Ms. Dalman also has been selected as a Fellow in Leadership Greater Chicago's fellowship program for 2004-2005. Ms. Dalman is active in the Chicago District of the Urban Land Institute, serving as a member of its Public Policy Committee.Ms. Dalman graduated from the University of Michigan Law School and received her undergraduate B.A. degree from the University of Michigan.
