Perform role as General Manager for Travisso, LTD, joint venture with Toll Brothers to develop a 2,100 AC, 3,000 lot, Master Planned Community. Rezoned the property from existing to a Planned Unit Development providing flexibility that allows the development to adjust to market conditions during the life of project. Negotiated lot purchase contracts with five home builders contracting the first two phases of development consisting of 323 lots equating to approximately $25M in revenue. Negotiated and closed a 24AC tract for $3.8MM with Leander ISD to serve as a future onsite elementary school. SUEBA CONSULTING, INC Development – Residential Development Project Manager Feb 08 – June 13 Responsible for the land development process to include due diligence, feasibility studies, entitlement process, infrastructure design, consultant and contractor oversight, delivery schedule, and budget. Further responsibilities include creation and oversight of two Joint-Venture Partnerships, single-family residential lot and home sales, marketing, and construction efforts. Managed the formation of two Joint-Venture Partnerships working closely with prospective partners, company leadership, attorneys, insurance consultant and other necessary consultants to ensure structure, control measures, and liability exposure fit our desired profile. Partnered with two financial institutions to secure a revolving guidance line of credit in excess of $10MM for Joint-Venture, negotiated terms, structured loan agreement, and closed the loan prior to expected deadline. Effectively managed engineers, contractors and consultants to deliver the final section of a premiere single family development ahead of schedule and under budget totaling $2.7MM. Developed and delivered $3.5MM project consisting of off-site infrastructure for a future multi-family development. Responsible for 11 team members consisting of an assistant manager, two team leaders, and eight sales consultants. Refined scheduling and appointment procedures which reduced cycle time by 25%.
