Additional focus on the redevelopment of properties in second-tier and tertiary urban markets, utilizing historic tax credits, TIF’s and public-private partnerships. GREEN COURTE PARTNERS, LLC (GCP) 2011-March 2015 MANAGING DIRECTOR Oversee acquisition team responsible for investing fund of $400M of equity in commercial and parking assets across the U.S. and Canada. Acquired over $600 million of parking assets consisting of 60,000 spaces in 40+ locations throughout the United States. Member of the Board of Directors for The Parking Spot, a company acquired by GCP for $360M in 2011. ECI INVESTMENT ADVISORS, LLC. (ECI) 2000-2010 PARTNER/EXECUTIVE VICE PRESIDENT Co-founded ECI in January 2000 to focus on urban redevelopment opportunities and public/private partnerships in second-tier and tertiary markets across the country. Also developed unique parking operations and parking asset management consulting service designed to maximize bottom-line operating results of owned or leased parking facilities. Major ECI investments and development projects are highlighted below: MIDTOWN CROSSING AT TURNER PARK-OMAHA, NE Served as the partner in charge, overseeing all aspects of the development including zoning, construction, retail leasing, marketing, condominium sales, apartment leasing and property operations. Acted as the main liaison between neighborhood groups, city officials and equity partner (Mutual of Omaha). $300+ million project containing 1 million square feet of buildings consisting of 220,000 square feet of retail, 297 condominiums, 196 apartments, Marcus 5-screen “dine-in” theater, a Wohlner’s grocery store, 3,000 parking spaces and a 132 suite Westin Element hotel. Projected completed in 2010. MILLER AND RHOADS HISTORIC REDEVELOPMENT-RICHMOND, VA Converted 100+ year old former Miller & Rhoads 430,000 square foot department store into a 250 room Hilton branded hotel, 21,000 square feet of street level retail and 133 condominium units utilizing historic and new market tax credits. Equity was provided internally by the partnership in addition to a major institutional investor. Project completed in February, 2009. BROAD STREET COMMUNITY DEVELOPMENT AUTHORITY-RICHMOND, VA Developed and implemented a financially feasible plan to rejuvenate approximately 10 blocks within the City’s downtown core and Convention Center District by creating a CDA, or Community Development Authority. At the time, the $67 million CDA was the first and largest urban community authority in Virginia. Project completed in 2005. Built over 2,000 parking spaces serving downtown Richmond. SAM ZELL ORGANIZATION 1990 – 2000 EQUITY CAPITAL HOLDINGS, LLC (ECH) 1995-2000 (Formerly a wholly-owned affiliate of Equity Office Properties Trust-EOP) HEAD OF ACQUISITIONS Helped establish ECH as the premier parking investment company in the U.S. Aggressively pursued municipal and airport privatization opportunities as well as parking investments in urban redevelopment areas and entertainment/sports facilities. Assembled a high growth portfolio of unique parking assets which was profitably spun-off from EOP. Transaction volume exceeded $600 million. MANUFACTURED HOME COMMUNITIES, INC. 1994-1995 (now known as Equity Lifestyle Properties NYSE:ELS) SENIOR VICE PRESIDENT/ HEAD OF ACQUISITIONS Strategically directed a staff of acquisition professionals to acquire high quality manufactured home communities throughout the U.S. with a goal towards establishing a dominant position in the industry. Transaction volume exceeded $300 million. Also responsible for the administration of a departmental budget in excess of $1 million. Reported directly to the Co-Chairmen, Messrs. EQUITY GROUP INVESTMENTS/EQUITY ASSETS MANAGEMENT 1990-1994 VICE PRESIDENT OF DISPOSITIONS Marketed and sold assets from a $6 billion portfolio of all types of commercial real estate assets to private and institutional investors. Responsibilities included extensive deal structuring and contract negotiations and to the extent necessary, involved in workouts to facilitate the liquidation of assets and partnerships. JP MORGAN/CHASE 1981-1990 (formerly known as the First National Bank of Chicago) VICE PRESIDENT/ASSET MANAGER CHAIRMAN/FORECLOSURE COMMITTEE REAL ESTATE ASSET MANAGEMENT – WORKOUT/REO DIVISION Restructured, stabilized and liquidated the bank’s portfolio of distressed commercial real estate properties and loans. Responsibilities included extensive contract/lease negotiations, oversight of on-site property management personnel and the disposition of all types of commercial real estate.
